New York City's Department of Housing Preservation and Development have plans to develop a new rent stabilized senior housing mixed use building in Boerum Hill, Brooklyn NY.
The site for the first of two buildings is a city owned parking lot located on Third Avenue, between Bergen and Wyckoff Streets. The building. to be called Third Act Apartments will have 68 units of affordable senior housing, and community space and a rooftop garden and farm.
After a lengthy community review process, the city selected Cornerstone Construction Group, St. Nicks Alliance, and Stanton Development Partners as the development team. The projects architectural design process will be led by David Cunningham Architecture Planning PLLC.
“This project will provide 100% deeply affordable, permanently rent-stabilized senior housing” according to Council member Shahana Hanif. “This project is the kind of bold, community-driven solution we need to tackle our city's affordability crisis, address low vacancy rates and support the needs of our growing senior population.” “I'm proud that my council district ranks among the Top 10 in housing production city-wide.”
Lead developer, Cornerstone Group has built more than 4,000 units of affordable housing over the past 8 years. Their projects have received numerous awards, such as the ULI NY Award for Excellence in Affordable Housing Development, the PHIUS Passive Projects Design Award and the A1A New York State Excelsior Award. This award shines a spotlight on excellence in publicly funded buildings. Recognizing outstanding projects in Historic Preservation, Landscape, Architecture and New Construction to name a few categories. This award underscores the importance of design integrity, functionality and community impact. Over the past 10 years, more than 100 projects state-wide have received this esteemed recognition.
According to Michael Rooney Jr, CEO of Cornerstone Construction Group “Seniors are an invaluable community resource, and Third Act Apartments will exemplify the wisdom, energy and time that they invest into uplifting future generations,” “ We look forward to our continued collaboration with HPD, St. Nicks Alliance and Stanton Street Development Partners, creating an affordable, sustainable and interconnected housing community where seniors have access to vital social services that they need to thrive socially and physically.”
