In a never ending forward motion, Residential Development Projects are planned and move towards completion in a few of Brooklyn's, NY priciest neighborhoods.
A four building residential complex is coming to the corner of Bergen Strewet and third Avenue at 280 Bergen Street in Boerum Hill. Demolition is complete at the site. The project is designed by Fischer Rasmussen Whitfield Architects and will be developed by Goose Property Management. The 302,000 square feet project will yield 367 rental units with layouts for studio, one and two bedroom apartments. There will also be 9,700 square feet of retail space on the ground floor. The project will be comprised of three 11 story buildings and one 12 story building. Amenities will include a fitness center, theater, game room, lounge, yoga studio, children's playroom and forty enclosed parking spaces.
The closest subway from the site is 2, 3, 4, 5, B, D, N, Q and R trains at the Atlantic Avenue Barclays Center station which also has access to the Long Island Railroad.
No timeline for the completion has been given.
At 40 State Street, between Hicks Street and Columbia Place in Brooklyn Heights, permits have been filed for a five story residential building. The proposed 49 feet high building will have 24,417 square feet of residential space and consist of five residences with an average unit size of 4,883 square feet. There will be a cellar with 10 enclosed parking spaces. Brendan Coburn of The Brooklyn Studio is listed as the architect of record. No completion date has been given.
In Cobble Hill, construction of a six story residential building has topped out at 110 Boerum Place, along Boerum Place between Pacific and Dean Streets. Designed by Brent Buck Architects, developed and built by Avdoo collaborating with Aksoy Holding. The building will be approximately 65,000 square feet and will yield twenty one condominium units. The developers purchased 96 & 110 Boerum Place form Hidrock Properties for $30.5M in 2017. Units in the building will be two to five bedroom layouts, each unit will have private outdoor space. Amenities will include on site parking, a lobby, storage and bike storage.
The closest subways are the F & G trains at the Bergen Street Station, the 2,3 4, 5trains at the Borough Hall Station, the A, C and G trains at Jay Street-Metro Tech Station, the 2, 3 trains at Hoyt Street Station and the A, C, F and R trains at Hoyt & Schermerhorn Streets Station.
Completion of 110 Boerum Place is expected in Spring 2027.
The Brook, located at 567 Fulton Street in Downtown Brooklyn is nearing completion. The 601 foot tall, 557,973 square feet skyscraper was designed by Beyer Blinder Belle and developed by Witkoff Group and Apollo Global Management. There will be 591 rental units with an average size of 827 square feet. There will be 68,693 square feet of retail space, a cellar level and two floors of recreational and sports amenities. Thirty three percent of the units will be reserved for affordable housing. Suffolk is the general contractor on this project. The building is bounded by DeKalb Avenue to the north, Fulton Street to the south, Flatbush Avenue Extension diagonally to the east and Bond Street to the west.
A private outdoor terrace will sit on the uppermost levels facing west towards the New York Harbor. There will be an outdoor swimming pool, basketball court, a co-working lounge, a game room and an outdoor roof deck.
The development will also include a separate building located at 555 Fulton Street, on the opposite end of the block. Co-developed by Downtown Brooklyn Partnership, the building will feature 14,361 square feet of retail space across it's ground floor and cellar level. Bjarke Ingels Group will design the surrounding streetscape.
The closest subways are the B, Q, & R trains at the DeKalb Avenue station and the 2, 3, 4 and 5 trains at the Nevins Street station.
Completion date is scheduled for September 2025.
