The Uniform Land Use Review Process (ULURP) for the Brooklyn's Gowanus rezoning ended and the rezoning was approved by City Council, November 10th 2021 and the Mayor November 23rd 2021. Since that time, Gowanus has seen many residential projects completed, started, stalled and failed.
The area is now bursting with new residential/mixed use projects. Here are a few of those projects:
A two tower, mixed use project is planned for 175 Third Street, developed by Charney Companies and Tavros Capital. The buildings will bring 1,000 rental units in studio, one, two and three bedroom layouts. This project, the largest in the neighborhood, at approximately one million square feet will also have ground floor retail space. Twenty five percent of the units are designated for affordable housing. Some units will have balconies and both buildings will have roof decks. A 37,000 square foot landscaped waterfront esplanade will sit to the west of the building along the canal. The esplanade was designed by James Corner Field Operations, with an emphasis on recreation spaces, shaded seating and a resilient meadow aimed at boosting biodiversity.
175 Third Street will be the final of four projects in Charney Companies and Tavros Capital's Gowanus Wharf Master Plan, with Union Channel at 240 Third Avenue, Douglass Port at 251 Douglass Street and Nevins Landing at 310 – 340 Nevins Street. These projects span more than Two Million square feet and yield 2,200 units, making the developers the largest owners in the neighborhood.
The closest subway is the R train at Union Street Station and the G, F, and R trains at the 4th Avenue-9th Street Station.
Construction on 173 Third Street is planned to break ground mid 2026.
Located at 579 Sackett Street, plans have been filed to build Sixty apartments and ground floor retail. The building is planned for eleven stories high and 47,000 square feet in size with apartments on floors two to eleven. Amenities will include storage for 32 bikes, a fitness room and recreation areas on the 1st floor and rooftop.
Society Brooklyn is located at 500 Degraw Street and 504 Sackett Street. The two 21 story mixed use rental buildings are completed along with a new waterfront esplanade which recently opened. Designed by SLCE Architects and developed by Property Markets Group, the buildings will span 594,000 square feet and will yield 517 residential units, 57,000 square feet of commercial space and 21,000 square feet dedicated to the “Gowanus Mix”, a space for local makers, artisans and creatives. Twenty five percent of the apartments are reserved for affordable housing. Property boundaries are DeGraw Street to the north. Sackett Street to the south, Gowanus Canal to the east and Bond Street to the west.
Residential amenities at Society Brooklyn include a lobby restaurant and bar, fitness centers, lounges, a party room, co working hubs, children's playrooms, an herb and gardens deck, outdoor swimming pools and sun decks atop the multi story podium.
The closest subway station is the local R train at the Union Street Station to the east along 4th Avenue.
Other notable residential/ mixed use projects in Gowanus are 558 Sackett Street located between Nevins Street and Third Avenue and 499 President Street, a 1.6 acre property bounded by Union Street to the north, President Street to the south and Nevins Street to the west.
Paulie Gee's Pizzaria will be located at 499 President Street retail space.
