The Brooklyn Navy Yard Has Plans to Add New Buildings

The Brooklyn Navy Yard is looking to add community facility and commercial use buildings to it's sprawling complex. The Department of City Planning has looked at a proposal to create a special Brooklyn Navy Yard District to allow additional buildings to be built.

The three areas of potential development sites within the Navy Yard are Kent Avenue, Navy Street and Flushing Avenue. The Navy Street site is currently operating as a NYPD tow pound facility and the Flushing Avenue site has a warehouse owned and operated by the Department of Justice. These tenants would relocate if the rezoning is approved.

Some details of the possible development projects on these sites are:

On Kent Avenue, three buildings would be built with a 7 story base and a 9 story base and a 13 story tower on top. These buildings would be approximately 1,825,011 gross square feet of Industrial space, 436,624 gross square feet of Commercial (both office and retail) space and 250,000 gross square feet of Community facility (Academic) space. Open space would be included along Barge Basin next to the planned 23 story development at 500 Kent Avenue.

At the Navy Street site 2 buildings are planned, one 8 stories tall and the other 20 stories tall (7 story base topped with a 13 story tower). The combined gross square footage for those buildings would be 458,590 gross square feet of Industrial space, 172,617 gross square feet of Commercial space and 250,000 gross square feet of Community facility (Academic & Museum) space.

Proposed on the Flushing Avenue site would be 2 buildings, each 16 stories tall. They would have a combined 773,170 gross square feet of Industrial space, 225,950 gross square feet of Commercial space for a Health Club and 250,000 gross square feet of Community facility space.

The Brooklyn Navy yard had planned to develop these three sites as part of its 30 year master plan released in 2018.

According to Department of City Planning Chairwoman Marisa Lago “I couldn't be more excited about this project”. “This is exactly the kind of project the city needs as part of it's recovery from the pandemic”.
