Spotlight on Brooklyn’s Kensington Neighborhood

Lush tree lined blocks, incredible walkability to everything, amazing restaurants, cafes and bars, great shopping and a wonderful selection of affordable, fabulous and expensive lifestyles in residential living to choose from. Which wonderful Brooklyn NY neighborhood could I be describing? The answer is Kensington which even has a lovely name to it unlike Gravesend (great neighborhood, not such a great name in my opinion). One and two family fully detached houses with private parking and outdoor yard space range in size from approximately 2,500 to 3,500 square feet of living space and range in price from $1M to $1.5M. There are very few condominium apartments available in Kensington, however there is a robust selection of Co-op apartments available for sale. A fully renovated 460 square foot studio apartment is on the market for $225K, a one bedroom, one bath fixer upper of 750 to 800 square feet is being offered below $300K and a two bedroom one full bath beautifully renovated 900 square foot  co op apartment is asking under $600K. Not too shabby.

Coney Island Avenue, Church Avenue and Cortelyou Road are the main streets in the Kensington neighborhood, with plentiful transportation such as the F and Q trains as well as the B68 bus which connects you to South and North Brooklyn and Manhattan bound express buses.

The local shopping on Church Avenue is a terrific blend that epitomizes Brooklyn’s diversity. If it’s restaurants that you seek, Cortelyou Road and vicinity is jam packed with great restaurants such as Brooklyn’s newest upscale steakhouse, Atlas Steakhouse located at 943 Coney Island Avenue, The Farm on Adderley located at 1108 Cortelyou Road, The Castello Plan located at 1213 Cortelyou Road and many great bars, café’s and markets including the very popular Organic Food Co-op market located on Cortelyou Road and East 15th Street.

If it’s the outdoors that you crave, Prospect Park is just a few blocks away with it’s boating on the lake, nature sanctuaries, tennis courts, biking and jogging trails as well as breathtakingly beautiful paths to explore. Ocean Parkway has a stunningly beautiful bike path that you can take going from Prospect Park all the way down to the Boardwalk in Brighton Beach and Coney Island leading down to Sea Gate.

Area public schools are P.S. 139 located at 330 Rugby Road, Ditmas JHS located at 700 Cortelyou Road and Cortelyou Early Childhood Center located at 1110 Cortelyou Road.

The Brooklyn Public Library has a branch located at 1305 Cortelyou Road.

Last but not least is the palace type concert and performance venue, The Kings Theatre located at 1027 Flatbush Avenue, off of Beverly Road.
