Brooklyn Development Projects Update

Many Brooklyn, NY developers have chosen to forge ahead with their residential, commercial and mixed use projects despite the current trauma Covid 19 has inflicted upon the New York real estate market. By all accounts Brooklyn Real Estate has been weathering the storm better than the other outer boroughs. Just a few of the projects planned are:

J associates and the project team of CW Realty, Owner/Developer and MHM engineering are planning a 10 story, 98 unit rental building located at 1499 Bedford Avenue, corner of St. John's Place, bordering Crown Heights and Prospect Heights. The total buildable square footage is approximately 160,000 square feet and renderings reveal a striking and handsome design combining dark brick with white or light tan brick and balconies at the corner. The timeline for completion is yet to be announced.

In Greenpoint at 112 India Street, between Franklin Street and Manhattan Avenue, a 4 story residential building is planned. This project should reach 50 feet high and have 6,375 square feet total with 4,980 square feet for 3 residential condominiums of 1,660 square feet each, a penthouse, a cellar and a 49 foot long rear yard. Wu Woody Chen of Infocus is the architect of record.

New Empire Real Estate is planning a 12 story Condominium building located at 6 Garfield Place in Park Slope. Designed by DXA Studio, the project will have 1 to 4 bedroom residences and a glass enclosed penthouse unit. The project design calls for setbacks and cantilevers that will support the balconies of this jazzy looking building. The amenities offered are a landscaped roof deck, outdoor dining and grilling stations, bike storage, a lounge with indoor and outdoor areas etc... Completion is scheduled for Spring 2021.

Edward J. Minskoff Equities is planning an 11 story commercial building located at 167 Plymouth Street in Dumbo at the corner of Jay Street. The eye catching design has a structural frame with diagonal cross bracing. The steel structural frame reduces the use of columns and shear walls, maximizing natural light coming into the building. The building is planned to be 148 feet tall, 220,767 square feet in size with 184,467 square feet for commercial space. There will be a cellar and a 20 foot long rear yard. Marvel Architects has designed this project.

Harry Einhorn of 643 Classon LLC is planning a 9 story mixed use building located at 643 Classon Avenue, at Dean Street and Classon Avenues in Crown Heights. The building is planned to be 95 feet tall for a total of 41,009 square feet. 28,544 square feet will be for residential use and 766 square feet will be used for a commercial space. There will be 42 rental units of approximatelt 679 square feet each. There will be a cellar, a 30 foot long rear yard and 7 enclosed parking spaces. James Shannon of Strekte Corp. is the architect.
