Brooklyn's 2021 Planned Development Projects

In 2021 many Brooklyn, New York neighborhoods will continue to see innovative and brilliantly designed residential and mixed use projects get underway. Some of these projects taking shape are as follows:

Surf Avenue in Coney Island has several new developments underway and the next chapter will include 1515 Surf Avenue, located between West 15th and West 16th Streets, between Surf and Mermaid Avenues. LCOR has obtained a 99-year lease on the land owned by the Russo family who are the owners of Gargiulio's Restaurant across the street from the site.

The project calls for a mixed use building with 461 apartments and 139 will be affordable units. There will be 11,000 square feet of ground floor retail space. Studio V Architecture is the architect of record. Amenities offered will be an ocean facing outdoor pool, deck and gym, tenant lounges, flex co-working spaces, basketball and handball courts and over 20,000 square feet of landscaped outdoor space as well as off street parking.

Boerum Hill will see a 9 story mixed use building at 52 4th Avenue at Dean Street and 4th Avenue. The building will be 95 feet tall and total 61,031 square feet. Metropolitan Realty Exemptions is the developer. There will be 41,120 square feet of residential space which will consist of 53 rental units, 5,482 square feet of commercial space and 383 square feet for community facility space. Gertler & Wente Architects LLP are the architects of record.

Prospect Heights will see a 9 story residential building located at 1010 Pacific Street between Grand and Classon Avenues. The developer is Naresh Mahangu of NY Building Associates Inc. J. Frankel Associates & Studio C Architecture is the architect of record. The project is planned for 164,571 square feet with 118,424 square feet for residential space for 175 rental units, some of which will be affordable. There will be 46 enclosed parking spaces, several resident lounges, a media center and a children's playroom.

Bedford Stuyvesant has a new project coming to 429 – 435 Tompkins Avenue at the corner of Halsey Street. The developer is Dragonfly Developments LLC. The architect is Issac & Stern Architects. The 35,000 square foot building will have 40 units ranging in size from studio apartments to 2 bedrooms. Parking facilities will be available. Clouds Architecture Office will handle the interior design of the building.

Downtown Brooklyn has a 13 story residential project planned for 219 Jay Street at the corner of Chapel Street and Jay Street. Tankhouse Development is the developer. The building will be 54,118 square feet total most likely with 36,191 square feet of residential condominium apartments. The units will be a spacious 1,340 square feet. Completion is expected by 2022. Kane Architecture and Urban Design is the architect of record.
