Williamsburg’s New Office Building / Light Industrial Project

Approximately a decade ago New York City created 16 Industrial Business Zones (IBZ) across the City for industrial and manufacturing businesses, a few of them located in Brooklyn’s Neighborhoods such as Williamsburg, Green Point, Brooklyn Navy Yard, East New York, North Brooklyn, SouthWest Brooklyn and Flatlands/Fairfield.

Developer Rubenstein Partners are planning to build a combination office building/ light industrial building to be located at 25 Kent Avenue. If approved, it will enable new office buildings to grow in the most in demand parts of North Brooklyn.

The innovative design of the building will have 2 buildings with a glass wall connector from the 3rd to the 8th floors and a cobblestone pedestrian walkway running through the middle of the building. The walkway will be parallel to North 12th and North 13th Streets, between Kent and Wythe Avenues.

The proposed project is 486,000 square feet, which will include 40,000 square feet of retail space, 63,714 square feet of light Industrial space, 156,573 square feet of office space and parking for 275 vehicles below grade.

The architecture firms in charge of the design of the project are Gensler and HWKN.

The 25 Kent Avenue project will be Williamsburg’s first new office building in 40 years, constructed on spec – without any tenants leases signed beforehand.

Wythe Avenue is fast becoming a hotel hub with The William Vale, The Hoxton, The Wythe Hotel and The Williamsburg Hotel at 96 Wythe Avenue, being built by Ms. Moskovits firm.
