Today’s focus is on Brooklyn Heights properties. Two  Co - op apartments located at 75 Henry Street that sold above the asking price within weeks of coming on to the market. Apartment 5-E, a two bedroom with a private terrace with an asking price of $1.495M went to contract after 13 days on the market. Apartment 9J, a studio apartment with an asking price of $435,000 went to contract after 15 days on the market.  75 Henry Street is known for having low monthly carrying charges, lots of amenities and terrific apartment sizes. The two bedroom units are 1,200 square feet, one bedroom units are 740 square feet and the studio apartments are 600 square feet.

The real estate saying goes “Location, location, location.” Brooklyn Heights, Brookyn NY is a beautiful area with gorgeous tree lined blocks of Brownstone Townhouses that enjoy great walkability to shopping and transportation.

It took just 16 days for the top half of 31 Schermahorn Street, a triplex brownstone condo to go to contract. Unit #2, a 4 bedroom 2,893 square foot unit was priced at $3.65M. This unit has beautifully preserved historic details such as a mahogany staircase and 4 working fireplaces with marble mantels. Opportunities like this one are in short supply. Compared to Manhattan prices unit #2 at 31 Schermahorn Street was priced just right!

Garden Place, a landmarked block, saw one of its finest homes, a 1840’s Brownstone Townhouse located at 31 Garden Place go into contract in just three weeks at $8M. No wonder this 25 foot wide, well maintained home, with grand size rooms and many period details, went quickly. Good condition Brownstone Townhouses with 25 foot width are very hard to come by. For that particular buyer that is on the hunt for such a gem, it gets snatched up fast.
