Developer Plans Industrial Project In Gowanus

A small percentage of new projects going up in Gowanus have been  for Industrial use buildings. A majority of the projects planned or under way have been for residential buildings.

Developer Abra Construction owner Bernard Dillenberger is planning a 13 story industrial project at 148 3rd Street, between the Third Street Bridge and The Canal. The two sites for this project were purchased last year for $5.5M.

The building is planned for 68,000 square feet of light manufacturing and offices. The planned 130 foot high building will be divided into 51,624 square feet for manufacturing and 16,300 square feet for commercial office space.

There will be parking for 90 cars, which is what the current zoning code calls for on this project. There may be a change in the zoning code in the future which requires many costly parking spots to be included in the plans on projects of this kind.

The architect designing this project is Karl Fischer.
