It’s no surprise that Prospect Park South, Brooklyn NY was named in a Streeteasy report on The Top 10 up and coming NYC neighborhoods, being ranked #7 on the list. The reasons for PPS earning a spot on this list are clear, i.e. low rents compared to much more expensive rents in nearby Park Slope and Windsor Terrace neighborhoods, proximity to Prospect Park, conveniently located for shopping and transportation into Manhattan. Prospect Park South is a very beautiful Brooklyn's neighborhood which has the feel of being in the suburbs only with all of the energy of the city close by.

Prospect Park South is bordered by Prospect Park and the Prospect Parade Grounds to the North, Ocean Avenue & the BMT subway tracks to the East, Beverly Road to the South and Coney Island Avenue to the West.

Most of Prospect Park South is comprised of The Prospect Park South Historic District designated since 1979 and listed on The National Register of Historic Places in 1983.

Examples of asking prices for residential and mixed use properties are:

For a 2,300 square foot, 1 family townhouse with a driveway and private garage, 7 rooms, 3 bedrooms and 2 baths, the asking price is $1.895M. For a 3,600 square foot, 1 family Victorian gem with 11 rooms, 6 bedrooms and 3.5 baths, the asking price is $2.250M. For a 4,500 square foot gorgeous Mediterranean Revival home on a beautiful block, with 12 rooms, 6 bedrooms and 3.5 baths, the asking price is $3.195M.

For a 3,600 square foot mixed use building with 3 residential units and 1 commercial unit, 12 rooms, 6 bedrooms and 4 baths, the asking price is $1.8M. For a 3,700 square foot mixed use building with 2 residential units and 1 commercial unit, 8 rooms, 4 bedrooms and 3 baths, the asking price is $2.2M. For an approximately 2,300 square foot mixed use building with 1 residential unit and 1 commercial unit near the B & Q trains, the asking price is $1.399M.

For Co op apartments in the HDFC affordable housing category, a 2 room studio with 1 bath has an asking price of $199,000. A 900 square foot, 4 room, 2 bedroom, 1 bath unit also HDFC has an asking price of $425,000. For a market price 3.5 room, 2 bedroom, 1 bath apartment, the asking price is $799,000.

Prospect Park south has some good schools. They are:

P.S. 245 located at 249 East 17th Street, serving grades OK, PK, SE and 1-5.

P.S. 139 Alexine A. Fenty located at 330 Rugby Road, serving grades OK, Pk, SE and 1-5.

P.S. 249 The Caton School located at 18 Marlborough Road, serving grades PK, K and 1-5.

Subway service into Manhattan consists of the B.Q and F trains.

Prospect Park South & vicinity has some cool watering holes that you may want to visit.

Wheated located at 905 Church Avenue.

Sycamore Bar + Flower Shop located at 1118 Cortelyou Road, a Bourbon Bar in a florists backroom.

Bar Chord located at 1008 Cortelyou Road, for ciders, beers and live music!

There are 22 free concerts at The Prospect Park Bandshell this summer. From June 18th until August 13th there will be a wide array of musical styles on this stage including R&B, Psych Pop, Rock, Reggae, Hip Hop, Jazz, Salsa, Folk& Blues, Soul and Afro Cuban.

For grocery shopping my choice for years has been The Flatbush Food Coop located at 1415 Cortelyou Road for health conscious groceries.

There is also a Stop & Shop supermarket located at 1009 Flatbush Avenue.
